2. Help you
simplify your search by offering advice in defining your dream home requirements
and the neighborhood. Sometimes when we list down our dream home requirements,
we do it solely according to what our hearts tell us. However, we must not
forget that in reality there are things we want are hard to come by. A good
agent will help us stay focus on things we can dream of and separate things
purely dreams.
 
3. Notify you
whenever there are home listings suitable and meet your dream home requirements.
This is the mist important. We can never check out any new homes all the time so
a good agent will help to narrow down perhaps a few houses and then notify us
about the properties so that we can arrange the schedule to preview the homes

4. Keep you
updated with the local market news and conditions so you are well informed and

properties out of your requirements and not worthy to buy at all. The agent will

6. Listen to
you and offer some advise when drafting the offer for the seller and will fully
representing you when presenting the offer to the seller. When it comes to
drafting the contract, a good agent will ask us what conditions we want to add
to the existing standard conditions. If there are any additions that we can or
cannot add, a good agent will let us know. A bad agent is when the drafting is
done as it is without consulting us for additional information, which in turn
can cause a major problem if the contract is not agreed by the seller.
 
7. Will
negotiate with the seller to reach your goal so you can seal a successful deal.
An agent will represent us when it comes to negotiation and if the agent is
good, the agent will do all he can to achieve our goal, let say, our budget is
not more than $500,000 and the agent will try his best to keep it under the
figure. However, there are some agents who care less about the figure and they
do not even try to negotiate for a better price because he thinks that, "I am
not the one paying."
 
8. Will refer
you to other service providers from inspectors, appraiser and title companies or
even the warranty providers, insurance agencies, attorneys, carpenters, movers
and many more. This is very useful for first time buyer. It is the first time we
own a house and therefore there are things we do not know such as how to buy a
house insurance or warranty, where to get help to move, what about the attorney
to finalize the deal and others. A good agent, will try to get some of the
people he know who are in these areas to help us out before he receive his
payment from us and move forward to another client.
